The Prep: Analyzing Textured Masonry & Stucco Failures

Stucco and brick are highly durable materials, but their porous, uneven surfaces are notoriously difficult to coat uniformly. During the diagnostic phase on the north side of the Osseo home, the team uncovered massive accumulations of embedded environmental dirt. Furthermore, seasonal freezing and thawing in Minnesota regularly create tiny hairline fractures across stucco walls that allow water infiltration if left unaddressed.

Estimator Joanne brought in a professional paint manufacturer representative to audit the substrates before specifying the materials. Traditional residential paints only cover the surface tops, leaving mortar gaps exposed; therefore, the property required a thick, elastomeric coating with a low square-foot coverage rate.

The Process: Spray-and-Back-Roll Techniques for Deep Coverage

We kicked this project off with deep pressure washing, which visually transformed the house color by stripping away decades of hidden dirt. Next, our painters Josh and Brady applied specialized oil-based exterior-grade caulking to bridge the hairline cracks, ensuring long-term flexibility as the building moves. The crew then began applying Loxon XP, a product so thick it requires a constant 2-inch reservoir in the bucket to prevent the heavy-duty pump from sucking air.

Our painters utilized a precise spray-and-back-roll workflow to force the thick paint deep into the mortar lines and heavy brick textures. Meticulous masking protocols were also implemented to shield all windows, maintenance-free aluminum downspouts, and a standalone single-car garage. We also made sure each surrounding landscape bush was carefully wrapped in protective tarps to avoid both overspray and physical abrasion damage during application.

The Result: Durable Weatherproofing & Client Gratification

The two-week exterior transformation turned a dated, faded property into the most eye-catching home in the neighborhood. The lighter top shade combined with the darker brick finish gave the house a sophisticated, modern aesthetic. By utilizing 36 gallons of premium material (nearly four times the volume of a standard house paint job), the structure received ultimate weatherproofing protection.
